Job Description

1. Leasing management

· Identify market segments and prospects, propose and implement lease strategy and policies to maximize rental and occupancy of properties within the Company’s portfolio.

· Maintain and widen network of Chambers, Trade Associations, Trade Promotion Bureaus/Agencies, Partners to explore new potential customers or new leasing enquiries.

· Maintain good relationship with the Authorities and other Industrial Parks.

· Secure new tenancies, conduct viewings and negotiations, prepare draft lease documents.

· Compile and prepare occupancy, rental and other lease management statistics and reports.

· Plan for timely lease renewals with existing tenants.

· Prepare rental budget and forecast.

· Supervise lease administration information input on Yardi, ensure proper maintenance of tenants’ database in lease management system.

· Training, assign tasks, supervise and assess team members’ performance.

2. Customer Service management

· Provide tenants consultation or introduce third party vendors to provide on initial business setup & registration, business matching, market survey and some other operation aspects.

· Build a comprehensive goods and services provider system for customers in KTG (one stop service), including but not limited to services such as logistics, labor, accounting – taxation, legislation, security, hygiene, etc., to increase the competitiveness in terms of services and utilities in KTG

· Supervise the supply process of goods and services and carry out quality assessment of providers on an annual basis to filter and select trusted and reliable ones.

· Regularly update information and keep documentation of workshop tenants, including but not limited to lease contracts, operating licenses, representatives, occupations, numbers of employees, etc.

· Establish procedures and standards for customer service, and regulations on collaboration with the Investor, contractors and providers on handling customer requests.

. Make monthly report on customer management activities

Job Requirements

Experience: Minimum 5 years in real estate leasing (Strong preference for Industrial Park / Industrial Real Estate).

Languages: Fluent English is mandatory (Proficiency in Chinese, Korean, or Japanese is a major plus).

Skills: Outstanding negotiation, scientific workflow organization, and ability to thrive under high pressure
